Gladden Farms

Master Planned Communities

The Gladden Farms master planned community comprises over 1,340 acres of land in the Town of Marana, in the northwest portion of the Tucson metro area. It has entitlements for over 3,800 residential units. The master planned community also includes significant parks, trail systems, open space, an award-winning K-6 public school, and commercial land. As of February 2021, Gladden Farms Phase I has reached build out and over 2,100 new homes have been constructed (including the first subdivisions in Phase II). Phase I also includes a new Circle K store and a modern elementary and middle school which opened in 2016.

Gladden Farms Phase II is a 633-acre master planned community, situated adjacent to and immediately east of Gladden Farms Phase I. The development is planned for over 2,300 residential units – consisting of single-family detached homes, single-family attached homes, multi-family apartment units, commercial sites totaling 123 acres, a 58-acre hospital medical campus, and over 85 acres of private open space, trail systems, park areas, and recreational facilities. Gladden Farms Phase II is located just west of Interstate 10 with Tangerine Road running along its southern boundary.

Gladden Farms was the top selling master planned community in the Tucson region (based on 2020 closings). Active homebuilders in 2021 include Lennar, Richmond American, KB Home, and Centex Homes (Pulte). Mattamy Homes will join the master planned community with a new subdivision in 2022.

Master Planned Communities

In 2020, Crown West completed 434 lots at a cost of $20 million for national homebuilders including Mattamy, Maracay Homes, KB Homes, Taylor Morrison, and Lennar. The southern phase of 193 lots is underway today at a cost of over $15 million with an expected completion in 2021. The final portion of the community will begin in early 2021 and when fully completed, Crown West will have developed over 1,000 lots costing more than $65 million, excluding the land value.

Borgata At San Tan Heights

Lot Development

In 2020, Crown West kicked off Phase one of this project with the construction of 193 lots for Shea Homes. Completion is anticipated for late 2021 at a cost of nearly $20 million, excluding the land value itself. Phase two of Borgata will consist of another 209 lots with construction expected to begin in early 2022.

Whispering Hills

Lot Development

In 2020, Crown West kicked off construction of 165 lots for Maracay Homes. Completion is expected in late 2021 at a cost of approximately $16 million, excluding the land value itself.

Peralta Canyon

Lot Development

In 2020, Crown West completed the sellout of 761 lots to six different homebuilders. Phase I was constructed between 2017-2018 and Phase II is expected to be completed in Spring of 2021.

Together, all project work is expected to cost over $35 million, exclusive of land value.

Wildflower

Master Planned Communities

Wildflower is visualized as one of the preeminent master planned communities in Pima County. With its sensitivity to the environment, Wildflower integrates the site’s abundant natural amenities as the foundation upon which to develop the community’s character and theme. Natural features are utilized to provide an open space and trail system that interconnects neighborhoods, schools, community parks, and neighborhood parks. The overall planning concept is the creation of a community that preserves and enhances the natural attributes of the property to create an exceptional locale to live and play. It is envisioned that Wildflower, with its diversity of housing, recreational and cultural opportunities, will be established as a distinct, complimentary and exceptional master planned community in which to reside.

The project is located south of Valencia Road just east of the Valencia Road and Ajo Highway intersection in Section 18 of Township 15-south, Range 12-East Pima County, Arizona. It will include approximately 2,658 single-family homes and approximately 43 acres of commercial/mixed-use development. Overall, the master planned community is expected to break down as follows:

  • 365 acres of residential units
  • 43 acres of commercial space
  • 32 acres of parks/open space
  • 158 acres of natural open space
  • 16 acres for schools

Wildflower is scheduled to break ground in 2022, with home closings anticipated to begin in 2023 - 2024.

Tierra Verde East

Lot Development

In late 2020, Tierra Verde East began the development of the Tierra Verde master-planned-community with Crown West developing 339 lots for Forestar Real Estate Group (o/b/o DR Horton). Finishing the lots requires an investment of over $21 million, including regional backbone benefitting surrounding projects funded alongside other owners, but excluding the value of the land itself.

Tierra Verde West

Lot Development

Less than three month’s after Forestar Real Estate Group’s acquisition of Tierra Verde East, Forestar purchased the remaining 235 paper lots of the Tierra Verde master-planned community development. Upon closing Crown West broke ground on the lots and completion is expected in early 2022 at a cost of over $13 million, excluding the land value itself, but including significant backbone infrastructure benefiting regional improvements.
