Gladden Farms Reaches Final Parcel Sale with D.R. Horton

MARANA, AZ (March 8, 2024) – “Well, it only took 21 years!” was Dean Wingert’s first comment when asked about selling the final lots at Gladden Farms.

Looking back from its initial sale of residential lots in 2003 through the tremendous market surge of activity in 2004-2007, then the tough years of the Great Recession, followed by a steady recovery since 2014, the Gladden Farms master-planned community has reached its final land sale within the 1,400-acre development in Marana, just west of Interstate 10 at Tangerine Road.

D.R. Horton purchased the final 157 lots on February 29, 2024, for its Coronet at Gladden Farms neighborhood. This marks D.R. Horton’s first development within the master plan. These final 157 lots sold for $15,954,600 ($101,621 per lot).

Over those 21 years, Dean Wingert, Vice President of Crown West Land Group, has overseen the sale of 3,730 residential lots, 100 acres of commercial land, 30 acres of multi-family land, and two public school sites.

“Although we are still managing the completion of significant infrastructure improvements at Gladden Farms, it’s certainly a major milestone to reach the end of our lot sales activity,” said Wingert. “Selling over 3,700 lots has involved over a hundred separate transactions. Our land sales have ranged from over 200 lots in a single transaction and down to one at a time.”

Gladden Farms continues to be a beehive of activity at this stage. D.R. Horton will be the sixth active homebuilder within the community, where over 1,000 new homes have been constructed over the last three years, with the recent closing of the final 157 SFR lots to D.R. Horton in two separate transactions for $15,954,600 ($101,621 per lot) on February 29, 2024.

In addition, three other significant new projects are underway that will enhance the community. The Gladden Farms Commercial Center is under construction, anchored by a new 155,000-square-foot Fry’s Marketplace grocery store scheduled to open during the third Quarter of this year.

HSL Properties will begin construction of the 304-unit Encantada at Gladden Farms apartment community later this spring, and the Marana Unified School District will begin construction this spring on its new K-8 public school, its second school within the Gladden Farms community.
