Gladden Farms
The Gladden Farms master planned community comprises over 1,340 acres of land in the Town of Marana, in the northwest portion of the Tucson metro area. It has entitlements for over 3,800 residential units. The master planned community also includes significant parks, trail systems, open space, an award-winning K-6 public school, and commercial land. As of February 2021, Gladden Farms Phase I has reached build out and over 2,100 new homes have been constructed (including the first subdivisions in Phase II). Phase I also includes a new Circle K store and a modern elementary and middle school which opened in 2016.
Gladden Farms Phase II is a 633-acre master planned community, situated adjacent to and immediately east of Gladden Farms Phase I. The development is planned for over 2,300 residential units – consisting of single-family detached homes, single-family attached homes, multi-family apartment units, commercial sites totaling 123 acres, a 58-acre hospital medical campus, and over 85 acres of private open space, trail systems, park areas, and recreational facilities. Gladden Farms Phase II is located just west of Interstate 10 with Tangerine Road running along its southern boundary.
Gladden Farms was the top selling master planned community in the Tucson region (based on 2020 closings). Active homebuilders in 2021 include Lennar, Richmond American, KB Home, and Centex Homes (Pulte). Mattamy Homes will join the master planned community with a new subdivision in 2022.
